(i) External decor of house, garage and outbuildings- if it`s dirty, stained, paint peeling etc - get it redecorated. If it needs repair, get it done. If the brickwork requires repointing get that done.
(ii) Condition of gates,hedges,boundary walls - make sure they`re in good repair. If you have outside lights make sure the bulbs work.
(iii) Doors and windows must be in good condition with no broken/cracked panes.
(iv) Gutters/fallpipes must be watertight and in good condition - leaks often leave telltale dark stains - redecorate where necessary after any necessary repairs.
(v) Check roof tiles,ridge tiles,chimney stacks - if any tiles are missing/damaged get them replaced. Chimney stack needs repointing? - if so, get it done.
(vi) Gardens. It is important to keep them neat and tidy(also include any window-boxes, hanging baskets and plant-tubs). If you have tall trees/shrubs close to the house they may cut out the light so get them trimmed or removed(see photo below!), but be sure to check with the local authority to find out if you need permission to carry out any remedial work on them .
Remember, some trees may cause damage to the house foundations if planted too close - if in doubt consult a tree surgeon without delay.

REMEMBER - you only get one chance to make a good first impression - make sure your house appearance is pleasing to the eye.Now the interior:
Make sure the decor is fairly neutral - if necessary redecorate every room. Remember strong, dark colours tend to make a room look smaller, and soft, neutral colours tend to make a room look bigger. Tidiness and cleanliness is essential. Prospective purchasers will be put off if they have to climb over your debris!! If you have pets try and board them out whilst visitors are there.
Do have fresh coffee brewing or freshly baked bread in the oven, but NOT BOTH TOGETHER! Adjust central heating(if fitted) to create a warm and cosy environment, but not so hot that your visitors are fainting!
Your prospective purchasers will ask questions about the house/neighbours/amenities etc - do remember you must give honest answers. Any legal points can be directed to your solicitor.
